BUNGALOW BLUES


Welcome to 1909 Driftway! Even though this is only flip house #3, I think it may be my favorite. The front of this cozy little brick bungalow looks like an east-coast stoop set in the fall.


Before, this poor house was so neglected. How far it’s come! The kitchen design really shows that you can make something look incredible on a budget. If you can’t afford an expensive remodel, or even have such a tiny kitchen that you think it can’t look beautiful, it’s simply not true. The beauty is in the details and finishes.


Since these are smaller homes I have to be practical with the amount I spend on fixtures and other finishing elements because they will only sell for so much. I have to be constantly aware of what kind of return we’ll get on the investment.

EXTERIOR COLOR

I cant say enough about this Loyal Blue against a red brick...wow! This color on the shutters and door gave the house amazing character and curb appeal. Since the budget is tight for these smaller homes, a pop of color can definitely go a long way. As I looked around at the other houses on the block, none had character. They were either beiges and browns or red brick with dark brown trim. I decided to go another direction so this incredible bungalow could stand out. If you want to add character to your home's exterior, but are nervous to do a brighter color on the exterior of your home, don be! Painting your shutters and main door are a really great place to put a pop of color since they can easily be changed.

Address Plaque: Handmade with Behr Very Navy M500-7 and an unfinished wooden plaque from Home Depot (I couldn't for the life of me find an address plaque I envisioned, so I grabbed my Cricut, an unfinished piece of wood and some left over paint in the basement).



BACKSPLASH

Since the hardwood floors weren’t able to be salvaged in this home and the kitchen is one of the first rooms you see when you enter, I wanted to add some drama to the kitchen. I knew that I needed the backsplash to make a statement - it was the necessary element the home needed to make an impact. While I knew that I needed to make a statement, I also had the limitation of staying neutral since the entire reason for renovation was to sell the home. I decided to go with a glass tile that had a neutral center, but a metallic gold outline. I felt it was the best of both worlds. The tile ran us $14.99 a square foot and was altogether inexpensive because the backsplash had such a small foot print. Take a look at the details for the tile below.

SCONCES

I love sconces, they are inexpensive, amazing elements to add to a space to give it an elevated look. Before anything, I immediately knew I wanted two sconces to highlight the backsplash, but not steal the spotlight or busy the wall up. I searched for simple and modern sconces that were beautiful, yet subtle. As I do with almost all of my light fixtures, I took my search to Amazon because I know I can always find unique lights for a great price. Take a look at the details for the sconces below.

KITCHEN SHELF

As I have done with the couple of houses before, I wanted to add open shelving to lighten the small kitchen up. Having large cabinets in such a small space can make the entire space feel heavy and dark. Allowing light and air to move freely throughout a space such as the kitchen makes it more pleasant to cook in and to gather in. It’s so great, feeling happy and light while you’re preparing something to nourish yourself and family.


The shelf was bought at the local Home Depot, stained with Mixwax Golden Oak and sealed it appropriately since it will be around water. Since the shelving will be holding plates and glasses I chose a very heavy duty iron bracket that also looks beautiful. I not only wanted the shelf to be functional, but also unique. As some of you know, I love, love antiques and this was a great opportunity to add some unique character to the kitchen wall that you won’t find everywhere. I went to my favorite antique hardware shop online and ordered pieces to create an incredible gallery rail. Take a look at the details for the shelf and accessories below.

COUNTERTOP

I mentioned above that I always need to stay cognizant of our return on investment, so, enter the kitchen countertop. With these smaller homes, I have to watch every penny and with so many amazing advances in laminate countertops, I chose to install laminate countertops for the time being. They have so many incredible designs now, that sometimes you have to do a double take on whether it is actually laminate or stone. I went with a dark countertop because I had already purchase a graphite colored sink. Not only did it look great with the tile, but it was a nice contrast to the white cabinets. The brown undertones complimented the flooring and wooden shelf and brought a little bit of warmth and texture to an otherwise black, cold countertop. Take a look at the countertop details below.

KITCHEN SINK

I love this graphite sink. It's large, sleek, and has amazing workstation accessories that are included with it. Since the sink is the main element to accompany the countertop and is the most used item in your home, spending a little bit extra is worth the investment.

KITCHEN FAUCET

I decided to go with a brushed gold faucet to match the other gold hardware in the kitchen. I'm a big fan of mixing metals, but I stayed simple and used all gold hardware so that this small space wouldn't be too busy with the already flashy backsplash.

CABINETS

The cabinet supply shortage struggle is real. For now, since the turnaround time for cabinets is much longer than we can wait for these homes, I’ve chosen Shaker Style white cabinets. Since the tile is modern, but the cabinets are more classic, I chose to have longer, sleek, squared, and gold cabinet hardware to bring a modern element to the cabinets.

FLOORING
Since the hardwood floors weren’t able to be salvaged, I went the route of installing a luxury vinyl plank (LVP) in the home. I stopped at one of my favorite flooring places in St. Louis, Best Buy Flooring. They have several options for LVP, are quick to measure your space, and organize the install for you. They have great customer service and I always leave there excited about my project. I chose an LVP called Desert Sand which is light, yet still warm with no gray undertones.

WALLS
I love color, but for these flips I stick with a beautiful creamy white color. In fact, the color I used is literally called Creamy. Paired with a pure white trim this coupling is light and airy.

BATHROOM

Original to the home was the bath tile in a creamy white, green, and brown. Instead of resurfacing it all white, I left the original. I actually wanted to showcase that cute brown and green tile to leave some authenticity to the home. So, I searched for a darker green vanity that complimented the colored tile. For the hardware, I mixed metals as I typically like to in bathrooms for some interest in a small space. To tie in other spaces in the home, I used the 3-light vanity \version of the kitchen sconces.
